The goal of our design/build process is to maximize the value of your investment in your home in the most efficient way possible. For a project as complex as a home, addition or renovation, this is best achieved by having the entire project from design through construction, completed by a unified professional team working under the same letterhead.

Project Feasibility

  • We will meet with you to discuss your needs, goals and budget. Possible zoning, conservation and septic issues will be addressed as well. Should you want to develop our ideas and options, we will draft a Design Agreement tailored specifically for your project. The cost of this will be determined by the scope of your project.

Design

  • Once the Design Agreement is signed and the initial payment made, the Design phase begins. During this phase, floor plans and elevations are developed and presented to you for review and approval. Our goal is to show you how the project will affect the homes functionality (the floor plans) and what it will look like (the elevations). Typically, a couple of revisions are required before the final Design Plans are approved. 
  • In addition to the Design Plans, we will also discuss the types of products that you have in mind for windows, doors, roofing, siding, flooring, tile, appliances, etc. and make recommendations for each.
  • Upon your approval of the floor plans and elevations, we will provide a Preliminary Construction Agreement and Construction Schedule. They will include all of the project specifications and selections to date and an estimate of the project costs based upon them.
  • At the completion of Design, you will have copies of the drawings and specifications and are under no obligation to move forward. However, it is our goal to build for every design client.

Construction Agreement

  • Once you sign the Preliminary Construction Agreement and pay the construction retainer, the construction drawings will be completed. These drawings are required to permit your project and could consist of a foundation plan, cross-sections, structural plans and a kitchen design.
  • Upon completion of the construction drawings, we will provide a detailed Construction Agreement that will include all of the project specifications and selections to date, along with the fixed price, payment schedule and contract.
  • The previously paid retainer will be credited toward the Construction Agreement deposit.
  • The building permit application will be filed upon signing of the Construction Agreement.
