Design-Build Process

Phase One: Preliminary
- Gather information about the proposed project. Owner to provide pictures from magazines, drawings, specifications for appliances or fixtures to be incorporated into the project
- Investigate possible zoning, conservation and septic issues to be addressed
- Manage site and septic engineering
- A design concept will be developed based on the target budget and information gathered at the first meeting
Phase Two: Design Development
- Floor plans and elevations will be presented to Owners for review and approval
- Details and product specifications and/or allowances are confirmed and/or established
- A preliminary construction budget will be provided based on approved plans
- This Agreement includes initial plans and minor revisions
Phase Three: Preliminary Construction Agreement Presentation
- Final design plans are presented reflecting information from phases one and two
- A detailed written Preliminary Construction Agreement will be presented based on approved floor plans, elevations and specifications
- A Construction Schedule will be presented
- Upon execution of the Preliminary Construction Agreement and payment of a Construction Deposit, construction plans and the Construction Agreement will be developed
Phase Four: Construction Agreement Presentation
- Final construction plans are presented
- A detailed written Construction Agreement will be presented based on the approved construction plans and specifications
- A Construction Schedule will be presented
- The Design-Build Retainer and the Preliminary Construction Agreement Payment will be credited toward the Construction Agreement deposit
- A permit application will be filed upon acceptance of the Construction Agreement and deposit payment
